Convenience grocery and/or food operations <br />Day care services <br />Accessory Uses: Staff inserted language to address allowing a limited amount of outside <br />storage with strict performance standards. Allowing for limited outside storage may <br />allow a land owner to construct a slightly smaller building and therefore reducing the <br />structure mass within the corridor. <br />$¥amlards: Currently the B-2 Business District states that maximum structure area is 35 <br />percent of the lot area. The 35 percent is measured based on the size of the footprint of <br />the building. Staff is proposing to maintain the 35 percent maximum structure area, <br />however, measure would be based on building gross square footage instead of the <br />footprint. Staff is proposing to allow vinyl, metal, and wood siding within the corridor. <br />Staff revised the vehicular access paragraph to state that efforts need to be made to <br />eliminate multiple accesses on a singular parcel and to share access points for adjoining <br />parcels when possible. <br /> <br />Associate Planner Wald stated the Planning Commission held a public hearing and reviewed the <br />ordinance at their April 1, 2004 meeting, and recommended that the City Council introduce the <br />H-I Highway 10 ordinance as written. <br /> <br />Motion by Councihnember Zimmerman, seconded by Councilmember Elvig, to introduce the H- <br />1 Highway 10 Business District Ordinance. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Zimmerman, Elvig, Pearson, and <br />Stromlnen. Voting No: None. Absent: Councilmember Cook. Abstaining: Councilmember <br />Kurak. <br /> <br />Introduce Ordinance to Rezone Properties to H-1 Highway 10 Business District <br /> <br />Motion by Councihnember Elvig, seconded by Councilmember Strommen, to adopt Resolution <br />#04-04-092 adopting Findings of Fact #0672 relating to the rezoning of properties to H-1 <br />Highway 10 Business District. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Strommen, Pearson, and <br />Zimlnerman. Voting No: None. Absent: Councilmember Cook. Abstaining: Councilmember <br />Kurak. <br /> <br />Motion by Councihnember Elvig, seconded by Councilmember Pearson, to introduce an <br />ordinance to rezone properties fi'om B-2 Highway Business to H-1 Highway 10 Business. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Pearson, Strommen, and <br />Zimmerman. Voting No: None. Absent: Councilmember Cook.
