Fences <br />shall be subject to the provisions found in Section 9.11.17. <br />When a fence is used for screening purposes, the bufferyard <br />planting requirements may be reduced by 10 percent from <br />the stated minimum requirement. <br /> <br />Grading. <br /> <br />1. Final slope grades shall not exceed 3.5:1 unless terracing of <br /> retaining walls is approved. <br /> <br />2. Berming for parking lots and open space areas shall not exceed <br /> 3:1. <br /> <br />Sodding and Ground Cover. All areas not other wise improved in <br />accordance with approved site plans shall be sodded. Any alternative <br />to the sod requirement shall require City Council approval. <br /> <br />Irrigation. <br /> <br />All landscaped and sodded areas required under this <br />section shall include underground irrigation <br />systems. <br /> <br />Exceptions include landscape areas that are left in a <br />natural state. <br /> <br />r. Off-Street Loading: One off-street loading dock/berth shall be <br />provided for the first 10,000 square feet of floor area and one <br />additional dock/berth for each additional 25,000 square feet of floor <br />area. Such loading berth/dock shall be located in the rear or side wall <br />of building. <br /> <br />SECTION 3.
