closer to the river and thus provided ample room in the front Yard to at least meet the minimum <br />front yard setback of fbrty (40) feet. There is screening, in the form of trees and tall shrubs, <br />along the front and both side .property lines, which would help to conceal the proposed structure <br />from the public road and neighboring properties. <br /> <br />Recommendation: <br /> <br />The property is one (1) acre in size which, according to City Code, would allow the owner to <br />maintain a maximum of 1,664 square feet of accessory building space on the property. <br />Currently, there is only one garage on the property totaling 624 square feet. Therefore, the <br />Dehens would not exceed the allotted square footage for the property with the proposed building <br /> <br />If granted, this would be the greatest variance for a front yard setback granted along Bowers Dr. <br />However, due to the constraints of the property, including the river setback, the mature trees, and <br />the well, this seems to be a logical location for an accessory structure. Staff would recommend <br />that if the variance is granted, the size of the accessory structure be reduced enough to <br />accommodate a fifteen (15) foot setback from the front property line. <br /> <br />Board Action: <br /> <br />MOtion to adopt Resolution #04-05-__ adopting Findings of Fact # relating to Stephen and <br />Nila Dehen's request for a variance to construct an accessory structure nearer the front property <br />line than the principal structure at 14720 Bowers Drive NW. <br /> <br />-and- <br /> <br />Motion to approve Mr. and Mrs. Dehen's request for a variance at 14720 Bowers Drive N.W., <br />based on the findings of fact, and adopt Resolution #04-05- declaring terms of the variance. <br /> <br />-or~ <br /> <br />Motion to deny Mr. and Mrs. Dehen's request for a variance at 14720 Bowers Drive N.W., based <br />on the findings of fact. <br /> <br />Reviewed by: <br />Community Development Director <br />Asst.
