CASE # [ <br /> <br /> PUBLIC HEARING <br />REQUEST FOR A HOME OCCUPATION PERMIT;- <br />CASE OF SARAH PICKHARDT <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City received an application from Sarah Pickhardt for a home occupation permit to establish <br />a one person chiropractic business in her home on the property located at 15751 Potassium <br />Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Principal dwelling layout <br />Letter from resident dated April 29, 2004 <br />Proposed Findings of Fact <br />Proposed Home Occupation Permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff notified property owners within 350 feet of the subject <br />property of the public hearing. <br /> <br />Observations: <br /> <br />Sarah is proposing to establish a one-person chiropractic business in her home. City Code <br />restricts home occupations to 20% of the gross floor are~zf of the home. The room in which the <br />home occupation will take place is :140 square feet (10 x 14)in size, which is significantly less <br />than 10% of the principal dwelling floor area. The applicant will be the sole employee and <br />expects to service a maximum of 10 clients per week. Operation hours woul. d be primarily <br />Monday - Friday with the last appointment scheduled for no later than 9:00pm, unless under an <br />emergency situation. The in home chiropractic business will be secondary to_ Sarah's main <br />employment at Abet'er Chiropractic office. <br /> <br />The City recently issued a home occupation permit for a massage therapist with similar hours and <br />number of anticipated clients during a week. <br /> <br />Recommendation: <br /> <br />City Staff' recommends approval of the request. <br /> <br /> <br />
