Absent: Chairperson Nixt. <br /> <br />Case #7 Request for Sketch Plan Review for a Commercial / Retail Portion of the <br /> Ramsey Town Center; Case of Ramsey Town Center, LLC <br /> <br />Presentation <br /> <br />Assistant Community Development Director Trudgeon advJ/Sed that in June 2003, the City of <br />Ramsey adopted the sketch plan for the Ramsey Town Center project. The sketch plan showed <br />the development of 320 acres into a nqixed-use, pedestrian friendly, transit orientated <br />development. He stated in the fall of 2003, the Ci~ approved the final plat of the Ramsey Town <br />Center Addition plat that dedicated the major right-of-ways and subdivided most of the land into <br />outlots. He indicated the area under discussion, is zoned TC-2 Comrnercial. The intent statement <br />of the TC-2 Zoning District states 'The TC-1 Commercial Sub-District ~s designated to provide a <br />location for retail commercial that has building and/or site desig2as inconsistent with the TC-1 <br />Sub-district, including larger scale retail and other auto-oriented co~rn'nercial uses. <br /> <br />Assistant Comlnunity Development Director Trudgeon stated some discussions tonight will <br />move toward TC4B, so there will need to be some zoning changes if the Planning Commission <br />chooses to move it forward. He indicated there has always been the vision there would be some <br />parking lots, but as you head west toward Armstrong there are some differences from the original <br />plan. <br /> <br />Assistant Community Development Director Tmdgeon reviewed the general layout, indicating <br />the plan presented to the City is consistent with the original sketch plan approved in 2003 in <br />several areas and has made some revisions in other locations. He stated specifically, the area east <br />of the intersection of Zeolite Street and Sunwood Drive is consistent with the approved sketch <br />plan with retail and pedestrian opportunities close to the street with parking in the rear. He <br />indicated the proposed development of the area west of the Zeolite/Sunwood intersection starts to <br />shift the buildings back from the road more than what was shown on the approved sketch plan. <br />He stated Staff has asked, and the Developer complied, for additional landscaping and building <br />pads located nearer Sunwood Drive to help break up the view of the parking lots.
