The <br />sketch plan consists of 1 sheet prepared by Hakanson Anderson Associates dated January 28, <br />2004. 5Ve offer the following cormmentsf <br /> <br />General: The sketch plan consists of I unplatted parcel and'2 outlots totaling approximately <br />21.46 acres that are proposed to be platted into two ~:esidential lots: one for the "ex/sting <br />homestead and one new lot to contain one additional home. The subject property is located at <br />6200 Green Valley Road and extends south of Trott Brook. <br /> <br />Zoning: The property is located outside the Metropolitan Urban Service Area (MUSA) and <br />is currently zoned R~ 1 Residential - Rural Developing. <br /> <br />Density and Lot S~e: The Comprehensive Plan designates th_is area for lo,v-density single <br />family resid~ntiM development with a minimum lot'size of 2.5 acres. The proposed plat <br />indicates two 'lots: one tot for the existing homestead will be 2.5 acres in size and the new <br />bb. ildable lot' created' will be approximately t 9 acres in size <br /> <br />Access and Streets: Subdivision regulations in Section 9.50.03 of City Code require that <br />each lot contain the m/n/mum lot width (i.e., street' frontage) for the respective zoning <br />district, which in this case i's 200 feet.' Additionally, Section 9.11.01 states that no lot maY <br />contain a dwelling unless the lot meets the rain/mum lot width or street frontage requirement. <br /> <br />Parcel A, the existing homestead, has 198.4 feet of fromage on Green Valley Road. This is <br />1.6 feet deficient of the 200 foot minimum. However, th.is is a pre-existing la,~-ul non- <br />con±'mTning situation; there aren't any options to-bring this frontage into compliance with <br />City Code with this platting; and consequently a variance has 'been applied for to' <br />acl<_nowledge the deviation and that the lot remains to be a legal parcel for a dwelling. <br /> <br /> <br />
