Regular Planning Commission 5. 4. <br />Meeting Date: 06/04/2015 <br />By: Chris Anderson, Community <br />Development <br />Information <br />Title: <br />Review Concept Plan for Townhome Units at NE Quadrant of Sunfish Lake Boulevard and Riverdale Drive; Case <br />of Bulow, Inc. <br />Purpose/Background: <br />The purpose of this case is to provide feedback to the owner of the parcel located at the northeast corner of Sunfish <br />Lake Blvd and Riverdale Drive regarding a concept plan that has been submitted. The concept plan proposes to <br />develop the half -acre parcel with eight (8) townhome units. Note that at this time, there is no official application <br />submitted; the property owner wanted to get some initial feedback on the proposal prior to expending funds on plan <br />development. <br />A public workshop was help prior to the meeting this evening to gather comments/feedback from the public <br />regarding this concept plan. Staff will provide a verbal update to the Planning Commission of any input received. <br />Notification: <br />Notification is not required for this discussion topic. No action is being requested. <br />Observations/Alternatives: <br />The parcel is currently zoned E-1 Employment District and is guided as Places to Work on the Future Land Use <br />Map. The proposed high density residential use (7-15 units per acre), if it were to proceed, would require both a <br />Zoning Map Amendment as well as a Comprehensive Plan Amendment. There are existing, single family <br />residential homes on the south side of Riverdale Drive. Parcels to the north and west are zoned B-2 Highway <br />Business and parcels to the east are zoned E-1 Employment District. The Mississippi River Trail was recently <br />installed along the south boundary of this parcel. <br />Following are some of the key topics to consider/discuss: <br />• Access to the site <br />• Available parking <br />• Greenspace <br />• Density <br />Attached to this case are building elevations provided by the property owner as well as a concept/site plan.
