Utilities <br />Overview <br />The Master Plan, together with detailed <br />engineering drawings for site <br />improvements, defines a network of <br />utilities that will serve the Town Center. <br />While understanding the location, size and <br />characteristics of sanitary sewer, storm <br />sewer and water system components is <br />important, development proposals must <br />also acknowledge awareness of the Town <br />Center's relationship to the city water <br />supply — specifically, its relationship to the <br />regional aquifer. New development <br />projects have a responsibility to use best <br />practices for proper connection to utilities, <br />monitor flow of materials into storm <br />sewer and provide recommendations for <br />landscape and pavement maintenance in <br />an effort to reduce, or eliminate, potential <br />pollution sources. <br />The Town Center will also be served by a <br />full complement of utility connections <br />including cable, fiber optic, electric, <br />telephone and so on. As always call for <br />location of all site utilities prior to <br />construction. <br />Guideline Recommendations <br />An important part of the Master Plan, <br />utility guidelines promote the idea of <br />balancing quality service, adequate <br />capacity and the physical needs of site <br />development with the more qualitative <br />issues of aesthetics, proper maintenance <br />and environmental health.
