City of Ramsey Report Summary <br />Coon Rapids <br />The City of Coon Rapids is nearly fully developed. Two sites remain for industrial <br />development. <br />Site number one is located lin Evergreen Industrial Park. This business park is located <br />near the intersection of Highway 610 and Highway 10,4]. The site is ready for <br />development and is 13 acres in size. Transmission lines dissect the site and reduce the <br />ability to fully deveJop the property. The site will allow for the development of a <br />250,000 square foot facility. The property is privately owned by Anoka County and has <br />been previously planned as a rail station for the yet to be developed passenger tail line <br />to Duluth. The asking price for the property is $4.50 per square foot. <br />Site Two is located in the Coon Rapids Industrial Park. The size of the property is 8 acres <br />with 6.5 developable acres, The property is owned by Shamrock Development. The <br />asking price is $4.50 per square ffot. One of the problems with this site is that a <br />drainage ditch bisects the property. This ditch would require additional cost to a buyer <br />to mitigate its effects. The property does have pod visibility to Highway 10 for any user <br />seeking this amenity. <br />The City of Coon Rapids will consider financing incentives at either location including Tax <br />Increment Financing, Tax Abatement and the Coon Rapids Revolving Loan Fund. <br />
