City of Ramsey Report Summary <br />Cottage G rove <br />The City of Cottage Grove has been very active regarding industrial development, <br />Cottage Grove is somewhat comparable to Shakopee in that it isapproximately 5 miles <br />from 1-494 on a newly improve Hwy 61 with added lanes and grade separations. targe <br />companies have located in the Cottage Grove Industrial Park including Andersen <br />Window and Up North Plastics. The City will TIF any of the sites and are owned by the <br />city. All sites are served by utilities with soils suitable to construction. The sites are <br />priced at 3.5O/sf fury serviced and regional storm sewer. Even though not certified by <br />DEED, the sites should be considered shovel ready. All sites are zoned 1-2. <br />Cottage Grove is offering 4 locations in the industrial park. All are 5 -acres with an <br />adjacent 5 -acres to expand. The city is marketing the sites, They will pay a broker <br />commission however; the sites are not listed with a brokerage company. <br />There are no major obstacles to develop the sites. <br />
