City of Ramsey Report Summary <br />Lakeville <br />The City of Lakeville has 248 acres of unplatted acres available. Forty-eight acres are <br />zoned commercial and 200 acres zoned industrial. All of the development property is <br />under private ownership. The asking price is estimated by city staff to be $2.50/sf for <br />property not service by utilities and $3.50/sf for full services. <br />Although the City of Lakeville has not applied for Shovel Ready status from the <br />Department of Employment and Economic Development, there is public access from a <br />county road seventy and utilities serve one or more sides of the properties. <br />County road 70 is an all season road, water service to the sites ranges 15 to 24 inch <br />lines. Sanitary sewer ranges 8 -to 12 inches. Lakeville has a policy ofon-site ponding for <br />storm sewer. <br />The City of Lakeville will provide "pay-as-you-ge TIF assistance to owner occupied <br />facilities as well as property developed for speculation for sale or lease. <br />The properties are marketed by brokers and individually by the owners themselves. The <br />City of Lakeville has two staff positions dedicated to economic and community <br />development. Staff has assisted property owners in developing marketing materials, <br />including detailed information on the City's website and responding to direct inquiries <br />to the City. The City of Lakeville is definitely a team player partnering with companies <br />and developers. <br />The City of Lakeville like many metro communities has experienced a surge in activity <br />during 2015. They are very busy and land owners have closed on property sales to <br />develop neuirfacilities. <br />There is an advantage for companies locating on the south metro side particularly for <br />distribution companies. The majority of products are going to come front and go to 1-35 <br />south and east or west on I-90. Also, Airlake Airport is in the industrial park. A unique <br />advantage for corporate aircraft. Having serviced Land available is becoming an <br />advantage in itself. <br />A disadvantage is the land is all in private ownership. If a highly desirable company <br />expresses interest and to make the deal the company wants a discount on the land the <br />TIF will not be enough. That was a recent experience with Amazon.com <br />
