Voting No: Commissioners Hendriksen and Howell. <br />Absent: Commissioner Holm. <br /> <br />Case #4: <br /> <br />Request Fox Preliminary Plat Approval Of River'~ Bend ~l~zm <br /> 2nd Addition; Case Of Ramsay Cemter Partnership And Oxb~x <br /> Properties: <br /> <br />Ms. Norris stated that the plat is east of St. Francis Blvd., north of <br />142nd Avenue and consists of one commercial lot approximately one acre in <br />size. <br /> <br />Mr. Raatikka stated that sewer and water are available to the site; the <br />property has been assessed for sewer and water trunk and drainage. Mn/DoT <br />has recommended that the plat access from 142nd Avenue rather than Hwy. <br />#47; that access should be set back 150 feet from Hwy. #47. The <br />development agreement should include that any future subdivision of this <br />area will require street construction on the east side of the <br />property. <br /> <br />Mr. McLaughlin stated that there may be a second lot that would be <br />contiguous to 142nd that could be developed because it does abut 142nd; <br />when the rest of the property develops, a total plan would be submitted. <br />Mr. McLaughlin noted that there is a time constraint to get this plat <br />secured so that the sale can close December ~1. <br /> <br />Motion by Commissioner Shumway and seconded by Commissioner LaDue to <br />recommemd approval of the preliminary plat of River's Bend Plaza 2nd <br />Addition noting that access will be addressed during final plat approval. <br /> <br />Motion carried.
