PROPOSED <br />FINDINGS OF FACT <br /> <br />CONDITIONAL USE PERMIT <br />FOR GROUP W CABLE <br /> <br />1) That the applicant has properly applied for a conditional use permit as <br />required by Ordinance to construct a microwave tower which exceeds the City <br />of Ramsey's height regulations, as well as construct an accessory building <br />for housing related equipment on a parcel of land which is zoned R-1. The <br />date of said application is February 1, 1983. The legal description of said <br />parcel is as follows: <br /> <br />The Southeast Quarter (SE~) of Southeast Quarter (SE~) <br />of Southwest Quarter (SW~) of Section 10, Township 32, <br />Page 25, Anoka County, Minnesota <br /> <br />2) That the applicant has appeared before the City of Ramsey's Planning <br />and Zoning commission for a public hearing pursuant to the City Zoning <br />Ordinance on February 15, 1983 and that said public hearing minutes are <br />hereby incorporated as a part of these findings by reference. <br /> <br />3) -That sa~d public hearing was properly advertised in the official City <br />newspaper and that the adjoining property owners were notified of said <br />public hearing in accordance with City Ordinance. <br /> <br />4) That the Standards for Consideration are as follows: <br /> <br />a) The property is zoned R-! and this is not a permitted <br /> <br />use. <br /> <br />b) That the tower height exceeds the thirty-five feet (35) <br />permitted by Ordinance. <br /> <br />c) That the adjoining properties are residential dwellings <br />located on larger than one acre parcels. <br /> <br />d) That the subject property is approximately one acre in <br />size. <br /> <br />e) That the proposed tower shall be so located so its collapse <br />in any direction would not do damage to any adjoining properties. <br /> <br />f) That the closest simialr use, the local radio station, is <br />located within approximately two miles of this site. <br /> <br />g) That there shall be no adverse effect to traffic flow in <br /> the area. <br /> <br /> <br />
