January 3, 1983

I
I
I
I
I
I

Mr. CTayton R. Berg
Building Official
15153 Nowthen Boulevard N. W.
Ramsey, Minnesota 55303

RE:

Letter of explanation for variance request filed 12/10/82

Dear Mr. Berg

My husband and myself have purchased 30 acres of land at the intersection of
the Rum River and the Trott Brook. We plan to build a single family dwelling
with studio/garage that will be in harmony with the untouched and wild nature of
the land.

We are requesting a variance that would allow us to build a road that would provide
access to our home. The easement in which the road would be placed is described
in the legal description of the 40 acres to the immediate north of our property
as "an easement for road purposes over and across the West 66 feet of the East
250.81 feet of the subject parcel of land."

I
I
I
i
I

This thirty acres is an ideal property for us because of'the privacy and isblation
afforded by the natural boundaries [Trott Brook and its wetlands to the South and
West, Rum River to the East, and the 40 acre ]and buffer to the North.) We want
to be conservators of this land; to touch its beauty - to live with it.

Thank you for the tlme and extra effort you took in meet i.ng 'with Harold before
your usual working hours. Your assistance in helping us address unfamiliar issues
is appreciated.

Sincerely,

Meryl O. Phelps

I
