I <br />I <br />I <br />I <br />I <br /> <br /> I <br /> I <br /> I <br /> I <br />;i <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />- 16 - <br /> <br />170.039 <br /> <br />CONSTRUCTION OF IMPROVEMENTS <br /> <br />170.039A <br /> <br />GENERAL CONDITIONS <br /> <br />Upon receipt of preliminary approval of a plat by the City Council and prior to <br />Council approval of the final plat, the subdivider shall made provision in the <br />manner hereinafter set forth for the installation, at the sole expense of the <br />subdivider, of such improvements as shall be required by the'City, which <br />improvements may include, but are not limited to, streets, sidewalks, public <br />water systems, sanitary sewer systems, surface and storm drainage, systems and <br />public utility services. The installation of said improvements shall be in <br />conformity with City approved construction plans and specifications and all <br />applicable City standards and code sections. <br /> <br /> 179.039B <br /> 1. <br /> <br /> 2. <br /> 3. <br /> <br />170.039C <br /> 1. <br /> <br />BASIC IMPROVEMENTS REQUIRED IN THE URBAN AREA <br /> <br />Policy. It is hereby declared to be the policy of the City to, as soon <br />as practicable after approval of the proposed plat, require the <br />installation of all of the following improvements within the <br />subdivision: <br /> <br />a. Sanitary sewage disposal; <br /> <br />b. Street grading and paving; <br /> <br />c. Concrete curb and gutter; <br /> <br />d. Boulevard sodding; <br /> <br />e. Drainage; and <br /> <br />f. Water. Z--~'~~ <br />Supervision. The installation of the above improvements shall be under <br />the control and supervision of the City Engineer who shall specify the <br />manner in which such installations shall be made. <br /> <br />Monuments. No final plat shall be approved by the Council unless the <br />owner or subdivider shall have placed the installed survey monuments of <br />a permanent character at all points as. shown on the final plat as <br />required by the Engineer and the Country Surveyor. Ail United States, <br />state, county or other official bench marks, monuments or triangulation <br />stations in or adjacent to the property shall be preserved in precise <br />position. <br /> <br />BASIC IMPROVEMENTS INSTALLED BY DEVELOPER <br /> <br />General Rule. No final plat shall be approved by the Council unless <br />the owner or subdivider has, at his own expense, complied with the <br />requirements of this section. <br /> <br /> <br />
