i <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br /> <br />- 25 - <br /> <br />In areas where an outlet for storm water does not exigt and the developer is <br />unable to negotiate a drainage way with adjacent land owners, he may petition <br />the City to construct a drainage outlet. <br /> <br />170.039S <br /> <br />ELECTION BY CITY TO INSTALL IMPROVEMENTS <br /> <br />As stated in Section 170.039F, the subdivider may elect to construct the <br />improvements at his own expense and without City participation in the expense. <br />However, the City reserves the right to elect to install all or any part of the <br />improvements required under the provisions of this title pursuant to Minnesota <br />Statutes, Chapter 429, as amended. If the City elects to install the <br />improvements, the developer shall post a cash escrow or letter of credit <br />guaranteeing payment of the assessments. <br /> <br />170.039T <br /> <br />SUBSURFACE CONDITIONS <br /> <br />The subdivider shall cause tests to be made of subsurface conditions to <br />determine the nature and extent of subsurface soil, rock and water. The <br />location and results of said tests shall be made available to the City. <br /> <br />170.039U SIDEWALKS AND PEDESTRIAN WAYS <br /> <br />Ail sidewalks and pedestrian ways required by the City shall be constructed of a <br />four inch (4~' ~oncrete placed on a four inch (4") gravel based. Grades shall <br />be approved by the City Engineer. Sidewalks shall be placed in the public <br />right-of-way one foot (1') from the property line and shall be a width <br />designated by the City. <br /> <br />170.039V PUBLIC UTILITIES <br /> <br />In all residential zoned subdivisions, all telephone, electric and gas <br />service lines shall be placed underground ~ithin dedicated public ways <br />or recorded easements in such manner as not to conflict with other <br />underground services. Ail underground installation of service lines <br />within street right-of-way shall be completed in a manner which will <br />not disturb street surfacing. Upon completion of the installation of <br />underground service lines in dedicated public ways, a tracing and two <br />(2) copies of plans and specifications showing the completed <br />installation shall be filed with the Zoning Officer. <br /> <br />Ail htility'poles, except those providing street lighting, shall be <br />placed in rear lot line easements where feasible. <br /> <br />Ail underground utility service lines, including water, drainage and <br />sanitary sewer systems which traverse private property, shall be <br />installed within recorded easements. <br /> <br />170.0310 FINAL PLAT <br /> <br />170.0310A PROCEDURE <br /> <br />Prior to the City Council approval of a final plat, the' following procedures <br />shall be followed: <br /> <br /> <br />
