I
~ I Hakanson Anderson Associates, Inc.

!
I

'222 Monroe Street
A noka, Minnesota 55303

engineers and surveyors
612/427-5860

April 28, 1983

I
I
I
I
:1
I
I
I
I
I
:l
I
I

Mr. Kenneth Peterson, Chairman
Ramsey Planning and Zoning Commission
City of Ramsey
15153 Nowthen Boulevard
Ramsey, Minnesota 55303

Re: Preliminary Plat Reivew of Wojcik Addition

Dear Mr. Peterson:

We have reviewed the above referenced preliminary plat which is located in the
urban area of the City.

FollOwing is a list of comments resulting from our review:

The plat consists of one lot, 1.69 acres in an area which was recently
subdivided by metes and bounds by Sherman Shenk. The lot meets both the
area and frontage requirements of the City Code.

2. The plat did not include a grading plan nor did it indicate how drainage.
would be handled.

This plat lies in the Mississippi Drainage District. Under the City's
Comprehensive Storm Drainage Plan, this plat is proposed to drain to the
Mississippi River.

In review of the Anoka County Soils Survey, the soil on the plat is
Hubbard coarse sand which is suitable for on-site wastewater disposal.
However, due to the rapid permeability of the soil, the design of an
on-site system may require a soil liner to slow the percolation rate.
No soil borings were provided as required by Article 170.037Bi. of the
City Code.

The proposed plat does not indicate how access will be provided. The
City Code restricts direct vehicular access from individual lots to
major highways or thorou§hfares. Therefore, as stated in Article
170.038B.8, the planning commission may require a service road. This
would be consistent with Minnesota Department of Transportation's policy
in restricting or minimizing entrances onto major highways.

I

I

civil · municipal · planning · soils · land sur~eyhtg
