Major variations from city development standards were
increased density and a mixture of housing types. A conventional single-family
subdivision built on the site would provide 100, lO,800osquare foot lots at a
density of about three units per acre. Shannon Park provides 140 single-family
lots averaging 6,000 square feet and 41 townhouses for an overall density
between 5 and 6 units per acre (see Figures 1 and 2).

A number of other variations from city development standards were approved in
Shannon Park. These are summarized in Table 1 below.

Single-Family Portion

Table 1
VARIATIONS FROM CITY DEVELOPMENT STANDARDS

R-2 Single-Family
Shannon Park PUD District Standard

.Lot size

Lot width ·
Front yard setback ?
Side yard: house side
garage side
Off-street parking
Garage

5,300 sq. f6. minimum 10,800 sq. ft.
6,00Osq. ft..average
50 ft. min.754 ft. aver.
25 ft.
7 1/2 ft.
3.ft.
2 spaces
3 Units: 1 enclosed
5 units: optional/space
provided
800-1085 sq. ft.

Minimum floor area

80 ft.
35 ft.
10 ft~
5 ft.
1 space
1 enclosed

960 sq. ft.

Townhouse Portion

Area per unit
Front yard
Off-street parking
Garage
Minimum floor area

Shannon Park PUD

6,200 sq. ft.
25 ft.
3 to 4 spaces
1 and 2 enclosed
840 and 900 sq. ft.

T Townhouse
District Standard

6,200 sq. ft.
35 ft.
2 1/2 spaces
? enclosed
960 sq. ft.

Subdivision Standards

Rig~t-of-way width

Paving width
Park dedication

Shannon Park PUD

60 ft. major streets/
50 ft. other streets
31 ft.
5.6 acres

City Code Standard

60 ft.

31 ft.
4.98 acres

Because of the reduced standards, development cost savings are possible within
Shannon Park.
