MN 55369 <br />(612) 425-2181 <br /> <br />I <br />I <br /> <br />Ii Eng~neenng Consuhont$ <br /> Land Sun/eyom <br /> <br /> rh Office <br /> eville, <br /> <br />April 30, I982 <br /> <br />Mr. Kenneth Peterson~ Chairman <br />Ramsay Planning and Zoning Commission <br />City of Ramsay <br />15153 Nowthen Boulevard N.W. <br />Ramsay, Minnesota 55303 <br /> <br />Re: Preliminary Plat Review of Ramsay Commons <br /> <br />Dear Mr. PeLerson: <br /> <br />This preliminary plat consists of four residential lots located <br />within the UMB zoning district. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />..¢6,. <br /> <br />This plan does not show the existing zoning of the Iand adjacent <br />to this plat as required under City Ordinance No. 170.037B-c. <br /> <br />The width and type of roadway surface should be shown on the plat <br />along with other existing characteristics as stated in City Or- <br />dinance No. 170.037Bof. <br /> <br />Soil borings were not supplied with the preliminary plat as re- <br />quired under City Ordinance No. 170.037B-i. <br /> <br />The square footage of each lot is not shown as required by City <br />Ordinance No. 170.03C-d, Also no building setbacks are shown as <br />required. <br /> <br />The preliminary plat did not include a future resubdvision plan. <br />The present City policy as stated in the Comprehensive Plan al- <br />lows a density of one unit per acre. Therefore~ the deve]oper <br />may want to subdivide these lots at a later date. <br /> <br />As stated in item 6 the City Ordinance restricts access to major <br />thoroughfares. Also City Ordinance 170.038c requires street jogs <br />have a centerline offset of not less than 300 feet on cOllector <br />streets. <br /> <br />The proposed plat did not include a grading, therefore, the size <br />of the ponding area cannot be determined. <br /> <br />As stated in the sketch plan review, there are no park areas <br />shown on the plat to be dedicated; therefore, the developer will <br />be required to pay a park fee in lieu of land. <br /> <br /> <br />
