Variances were also granted on July 27, 1982 for two <br />driveway accesses onto County State Aid Highway No. 5. <br /> <br />Following is a list of comments resulting from our review of the final plat: <br /> <br /> 1. No address map was prepared as required by Article 170.0310 D.m. of the <br /> City Code. <br />~.The proposed plat does not show any park dedication. Therefore, the <br />developer will be subject to cash payment in lieu of park dedication. <br /> <br />The final plat shows the proposed ponding area shifted to the north by <br />10 feet. The grading plan should be revised to reflect this change. <br />In addition, the proposed ponding area should be raised two feet to <br />provide the ponding capacity required. <br /> <br />It should be noted that prior to any building permits being issued, <br />the developer will be required to obtain an urban development permit as <br />required by Article 170.015 of the City Code. <br /> <br />We have estimated the cost of the improvements to be $3,000.00. The bond or escrow <br />requirement is 150 percent of the estimated cost or $4,500.00. <br /> <br />We would recommend final approval of the final plat with the following conditions: <br /> <br />1. The developer enter into a performance contract with the City to complete <br /> the improvements. <br /> <br />2.
