i <br />I <br /> <br /> I <br /> I <br /> <br />I <br /> <br />I <br />I <br />I <br /> <br /> CITY OF RAMSEY <br /> <br /> DEVELOPMENT AGRE~'.fENT WITH <br /> <br />MOROZ HARDWARE SELF SERVICE GASOLINE STATION <br /> <br /> n3.~ agreement between Moroz Hardware Self Service Gasoline station and <br />the City of Ramsey entered into this day of July, 1980, as per the <br />following: <br /> <br />INTENT AND PURPOSE <br /> <br />To assuage that the conditions of approval as established by the City of <br />Ramsey, for a]l co~nercial and industrial developments, approved by the <br />City of Ra~ey, are ~nderstood between the applicant and the City of <br />Ramsey, a~d t~at the applicant complies with said conditions fully within <br />the time frames established by this agreement. This agreement acknow- <br />ledges that the applicant has made proper application for the approval <br />g~'anted by this agreement and has met all other conditions established <br />by the Board of Adjustment and City Council concluding formal approval <br />of-the applicants application by this agreement. <br /> <br />The property address is 6013 - 167th Avenue N.W. <br /> <br />Zoning at date of agreement: B-1 Business <br /> <br />CONDITIONS OF AGREEMENT: <br /> <br />1) Applicant shall comply with all provisions of his site plan in re- <br />gards to site improvements and business operations. Said site plan is <br />attache5 and is hereby incorporated as a part of this agreement as <br />Exhibit A. <br /> <br />2) Applicant shall complete all construction no later than October 30, <br />1980. <br /> <br />3) Applicant shall provide the City of Ramsey with a quit claim deed <br />for the additional right-of-way necessary to meet the requirements for <br />an M.S.A. street on that portion of the applicants property that is <br />adjacent to 167th Avenue N.W. This would be a parcel of property seven <br />feet (7') in addition to the existing thirty-three (33) foot right-of- <br />way. <br /> <br />4) Applicant shall hard surface with bituminous any additional travel <br />or parking areas necessary to facilitate his business. <br /> <br />5) Applicant shall deposit with the City a cashier's check, irrevocable <br />letter of credit, perfor~mnce bond or suitable security in the amount of <br />150% of completing all hard surfacing and fire 'lane marking. Amount to <br />be escrowed is $3,000.00. <br /> <br /> <br />
