Following i~ a list of combinations
or splits as shown on the attached map.

1) The north 30.0 feet has been split from Lot 5 and is recorded as one
parcel.

2) The north 30.0 feet has been split from Lot 6 and combined with the
~;outh 70.0 feet of Lot 5.

3) Lot 19 has been split and the northerly 40.0 feet has been combined wSth Lot
18 and the southerly 60.0 feet has been combined with Lot 20.

4) Lot 22 has been split and the northerly half has combined with Lot 21 and
the southerly half is recorded as one parcel.

5) Lot 24 has been split and the northerly half is recorded as one parcel
and the southerly half has been combined with Lot 25.

6) Lots 30 and 31 have been combined as one parcel.

Since it is the City's policy 'to assess only buildable or potential buildable
parcels of land for street improvements, we recommend that the south half of Lot 22
and the north half of Lot 24 be combined with Lot 23, since all parcels are owned
by the same owner. We would further recommend that the north 30 feet of Lot 5
not be assessed since it is not buildable.

The above changes result in a reduction of assessable parcels from 61 to 57.
Based on 57 units, the unit assessment is $2,230.91 compared with $2,123.77 as
estimated in the feasibility study.
