:1 <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> i <br /> I <br /> <br />MEMO <br /> <br />TO: <br /> <br />F ROM: <br /> <br />RE: <br /> <br />DATE: <br /> <br />City Administrator <br /> <br />Building Official <br /> <br />Hunt's Bus Company Building <br /> <br />December 3, 1982 <br /> <br />I have met with the people from Morton Buildings who are representing the request <br />of Hunt'.~ Bus Company to construct a 120 x 48 metal pole building in the industrial <br />area. <br /> <br />While the requirements of the Ordinance and Building Code are quite restrictive, <br />the Hunts are requesting that they be granted variances in all areas of non-compliance. <br /> <br />It is my opinion that the following items, due to the location and proposed use of <br />the building, need not be addressed, even though they are Ordinance requirements: <br /> <br />1) Buffer zones - All the surrounding property is zoned industrial. <br /> <br />2) On-site septic system location - There will be no plumbing so one is not <br /> needed. <br /> <br />3) Loading docks - These are not required. <br /> <br />4) Outside lighting - There is no need in this particular area. <br /> <br />5) Curbing - It would only be necessary to control drainage. <br /> <br />6) Signs - These are not necessary, as this is only cold storage. <br /> <br />7) Calculations of water usage - This will not be necessary as there is no <br /> proposed plumbing. <br /> <br />8) Off-street parking - This should not be necessary inasmuch as there is no <br /> proposed plumbing. <br /> <br />While I don't feel it is necessary to address the above items at this time, I do <br />feel that the owner of the building should be advised of the fact that any change <br />in occupancy would affect not only those items listed above but also several Building <br />Code requirements. This fact should be included as a part of the development agree- <br />ment if this request is to be approved. <br /> <br />The items that, in my opinion, do have to be addressed because of either Ordinance <br />or Building Code requirements are as follows: <br /> <br />1) <br /> <br />The developer is proposing a colored metal pole building with no other <br />exterior finish than metal and no hard surfaced floor. While this proposal, <br />except for the floor, would comply with the State Building Code, the <br /> <br /> <br />
