It should be noted that a drain system, with a flammable waste <br />separator is also required where more than five vehicles are to be parked. <br />I would not recommend variances to either of these requirements. <br /> <br />3) <br /> <br />The developer's plans do not show any fire department access area~ and <br />therefore a sprinkler system would be required. Variances to this require- <br />ment have been granted in the past, contingent upon the owner agreeing to <br />provide a sprinkler system within 30 days of the availability of City water. <br />City Council will have to determine if a variance, in this case~ should be <br />granted. <br /> <br />4) There is no screening or landscaping proposed. The City Council must <br /> determine if this is a necessity. <br /> <br />5) The site access will be to Sunfish Lake Blvd. The traveled roadway on the <br /> south side of this property is only a 33 ft. easement and not a City street. <br /> <br />6) <br /> <br />The site drainage has not been considered at all. I have looked at the <br />site briefly and it appeared to me to be in a low area. Without actually <br />shooting elevations it is almost impossible to ascertain where the drainage <br />goes. <br /> <br />I think it is incumbant upon the City to require this item be addressed because if <br />drainage problems do develop in the future, the City will most certainly be asked <br />to assist in solving the problem. <br /> <br />The final item that I have asked both the developer (Morton Builders) and Hunts to <br />consider is that sewer and water will probably soon be in the area~ This, in my <br />opinion, would inflate land values to a point where a more intense use than storage <br />will have to be considered for the property. <br /> <br />CRB :~jc <br /> <br /> <br />
