Skeim <br />PO Box 193 <br />Anoka~ l~innesota <br /> <br />I <br />I <br /> <br /> Enclosed herewith is my application for an Urban Development Permit for the <br /> subdivision of I~amsey Commons as per requirements of 107.015 B of City Code. <br /> <br /> a. There is no fee established for permit. <br /> <br />b. Plot plan covering Lots 1-2-3-4 of Ramsey Commons <br /> <br />2. Overall conceptual view of proposed development. <br /> <br />3. Onsite utility layout and topographic plan <br /> <br />Surrounding area - major thoroughfare map. <br /> <br />Parking will be facilitated by one open space and one garage stall unit per <br />dwelling unit. <br /> <br />Landscaping of full yard areas will provide an aesthetic appearance and negate <br />the necessity for absolute screening. Inasmuch as the North boundary adjoins exis <br />existing Urban Residential use and similarly across the county road the present' <br />use is residential, this development will act as a buffer between single fam- <br />ily use and conmercial business location. Use of landscaped area together <br />with rustic exterior elevations and the use of harmonizing earth tones in <br />paint colors will serve to make the development comyatible with existing uses <br />and the general appearance attitude of the community. <br /> <br />Construction of the project is tentative at one unit per calender year until <br />completed. <br /> <br />The allowable density according to ordinance is 5 - 15 units per acre. Init- <br />ially I propose a density of 4 units per lot ( gross acreage one acre ) How- <br />ever when full public utilities are available construction to maximum density <br />would be contemplated. <br /> <br />Onsite sewage disposal will be facilitated by use of concrete septic tank and <br />drainfield installation complying with city requirements. Individual wells are <br />to be used at each~building. It should be noted that the onsite sewage dis- <br />posal systems are designed for full compliance of continous use 'systems and <br />not the minimum requirements set forth in 150.014 H ( 1990 Urban Service Area <br />Alternatives ) <br /> <br />The proposed ,~nits will consist of kowhouses ( 2 story @ 1022+ sq. feet ) and <br />Atmrtments ( splitlevel ~ 864 sq, feet ) The ownership type has not been <br />fully determined at this date. <br /> <br />I am looking footboard to the commencement of this [.roject. The quality of <br />construction that has been a trademark of Scandinavian Construction Company <br />in past projects will be reflected in Ramsey Commons.
