Gilbertson <br />6141 West Highway #10 <br />P~ms e y, MN 55303 <br /> <br />RE: Remodeling Warehouse Building <br /> <br />Dear Mr. Gilbertson: <br /> <br />On Monday morning, ~arch 29, 1982, while at a meeting at the Mobile Inter- <br />national Restaurant, it was brought to our attention that you had proceeded <br />with some remodeling of the lumber yard warehouse building to accommodate, <br />as you have indicated, a saddle shop and rental equipment. A sign was also <br />installed without acquiring a permit. <br /> <br />While the City of Ramsey supports and appreciates the property improvements <br />you have made in the past and will likely make in the future, the need to <br />acquire permits, provide plans and work within both State and local regula- <br />tions still exists. <br /> <br />As you know, the City of Ramsey has a site and design ordinance which is <br />quite extensive and requires that a site plan as well as elevation drawings <br />of the structure be sutz~itted for all commercial developments. Inasmuch as <br />the building, in this instance, is existing, we don't feel elevation draw- <br />ings should'be required. However, plans to meet the requirements of the <br />building code will be required. <br /> <br />Further, you have indicated both verbally and on a permit application that <br />was submitted after the fact that part of the proposed use would consist of <br />rental equipment. Rental shops are not listed as a permitted use in your <br />particular zoning and in the past, by City Council policy, have been permitted <br />only with a conditional use permit. <br /> <br />Therefore, as per our conversation, it is our conclusion that in order to <br />comply, it shall be necessary for you to accomplish the following: <br /> <br />1) Submit building plans as previously noted. <br /> <br />2) Apply for a conditional use permit as previously noted. <br /> <br />3) Submit a site plan showing the location of the structure, proposed <br /> parking, proposed outside storage and screening, if any.is to be <br /> provided. <br /> <br />I <br /> <br /> <br />
