Gilbertson 6141 West Highway #10 P~ms e y, MN 55303 RE: Remodeling Warehouse Building Dear Mr. Gilbertson: On Monday morning, ~arch 29, 1982, while at a meeting at the Mobile Inter- national Restaurant, it was brought to our attention that you had proceeded with some remodeling of the lumber yard warehouse building to accommodate, as you have indicated, a saddle shop and rental equipment. A sign was also installed without acquiring a permit. While the City of Ramsey supports and appreciates the property improvements you have made in the past and will likely make in the future, the need to acquire permits, provide plans and work within both State and local regula- tions still exists. As you know, the City of Ramsey has a site and design ordinance which is quite extensive and requires that a site plan as well as elevation drawings of the structure be sutz~itted for all commercial developments. Inasmuch as the building, in this instance, is existing, we don't feel elevation draw- ings should'be required. However, plans to meet the requirements of the building code will be required. Further, you have indicated both verbally and on a permit application that was submitted after the fact that part of the proposed use would consist of rental equipment. Rental shops are not listed as a permitted use in your particular zoning and in the past, by City Council policy, have been permitted only with a conditional use permit. Therefore, as per our conversation, it is our conclusion that in order to comply, it shall be necessary for you to accomplish the following: 1) Submit building plans as previously noted. 2) Apply for a conditional use permit as previously noted. 3) Submit a site plan showing the location of the structure, proposed parking, proposed outside storage and screening, if any.is to be provided.
