I I I ]) That the applicant has properly applied [or a conditional use permit as r~quired by ordinance to operate and maintain a taxidermist shop. 2) That the app].icant appeared before the Planning and Zoning Commission for a public hearing pursuant to City Zoning Ordinance on January 5, 1982. Thal said public hearing was properly advertized and that the minuts of said public hearing are hereby incorporated by reference. 3) That the Standards for Consideration are as follows: a) The property is zoned R-1 and this is not a permitted use. b) The adjoining properties are residential dwellings located on approximately one acre parcels. c) The closest similar use is within a distance of three (3) miles. d) There will be no adverse effect to traffic flow in the area. e) f) There is one (1) known taxidermist shop in operation within the City which is located in B-1 zoning. Properly maintained, the taxidermist shop will not affect the life style of the neighboring residents in a residential setting. Further, it should not affect the enjoyment or value of properties in the vicinity. 4) That the Criteria for Approval/Disapproval are as follows:~ a) That the taxidermist shop maintenance and operation will not be detrimental to or endanger the public health, safety and general welfare and is not contrary to es- tablished standards, regulations or ordinance of other governmental agencies. b) That the use will not be substantially injurious to the permitted uses nor unduly restmict the enjoyment of other property in the immediate vicinity nor substantially diminish and impair property values within the area. c) That the establishment of the use will not impede the orderly and normal development and improvement of the surrounding property for uses permitted in the zoning district. d) That adequate water supply and sewage disposal facilities are provided or shall be provided in accordance with applicable standards.
