Honeywell Preferred Maintenance <br /> <br />Honeywell will maintain the syslems described in the equipment inventory attached. <br /> <br />PREVENTIVE MAINTENANCE <br /> <br />Each pmventwe maintenance call will be scheduled by a computer-prepared service report detailing exactly what tasks to per- <br />form. skill levels required and special tools and instrumentation needed to maintain the systems at optimum comfort and <br />efflcmncy levels, <br /> <br />Maintenance intervals will be determined by equipment run time, application, location, and Honeywell's computer data bank of <br />maintenance expermnce and manufacturer's specifications, according to Honeywell's best judgment. <br /> <br />Systems analysis, including instrumenled trend analysis, will be performed to detect early signs of deteriorating performance. <br /> <br />After each service call is completed, details from the service report will be provided to the Client to assure closed-loop <br />performance. <br /> <br />PREDICTIVE MAINTENANCE <br /> <br />System analysis will be performed on the equipment covered under this agreement to detect and predict potential equipment <br />failures. Alter identifying potential problem areas, corrective action, as outlined in this agreement, will be taken. <br /> <br />OPERATIONAL ANALYSIS <br /> <br />A detailed analysis of Client's building environmental systems equipment condition and operating procedures will be performed <br />by Honeywell service operations. Honeywell and Client will discuss the operational program and revisions to operational <br />programs that are required to reduce energy consumption, minimize operating costs, and accommodate changing needs. <br /> <br />ENERGY REVIEW <br /> <br />In addition, an Energy Review will be prepared and a written report submitted art~lJ.a]_'l ~- . The report <br />will review all energy usage and charges, including electricity, natural gas, fuel oil, coal or other forms of purchased energy. <br /> <br />Honeywoll's computer will compare the latest energy quantities consumed with base year consumption data and perform <br />calculations based on degree hours to provide an ongoing measurement of the program's effectiveness. The base year is <br /> to <br /> <br />Client shall make available to Honew/ell service operations, energy billing prior to the originally scheduled, and all subsequent <br />energy reviews. Significant changes in operating schedules and addition or deletion of non-HYAC energy using equipment <br />(typewnters. compulers, vending machines, industrial equipment, etc.) will be communicated to Honey,/eft as required to ensure <br />current updating of the non-HVAC load in Client's building, These updates will prevent erroneous energy review results because <br />of consumption changes unrelated to the HVAC systems. <br /> <br /> '\ COMPONENT REPLACEMENTS , <br />~ ~...~neywell will repai.r or replace worn o'r failed components and part?, which are covered under this agreement. In addition, to <br />'-- \ prevent a system failure' HoneYwell will repair or replace doubtful components that are approaching the failure p~int. <br /> <br /> These replacements will be of like or current design to retard system depreciation and obsolescence. <br /> <br /> EMERGENCY SERVICE <br /> <br /> Every activity performed under this agreement is designed to minimize the incidence of emergency situations.
