TO: RAMSEY CITY COUNCIL DATE: Feb. 2, 1982 AN ORDINANCE REVISING THE MINIMUM FLOOR AREA REQUIREMENTS FOR SINGLE FAMILY DWELLING UNITS A~ID THEREBY AMENDING THE CITY CODE BY REVISING CHAPTER 170~01 of the CITY CODE. PROPOSALS: DEFINITION of FINISHED FLOOR AREA: "Those portions of a dwelling or dwelling unit which have the walls and ceiling completely covered with plaster, paneling, dry-wall, tile or similar materials and floors completely covered with hardwood, carpet- ing, tiles or some similar material. All dry-wall material shall be completely taped and painted. No portion of finished floor area shall consist of exposed concrete, concrete blocks, studs or Joists, whether painted or not. Finished floor area may include bedrooms, family rooms, dens, and similar areas, but shall not include areas devoted to uses accessory to the operation of the dwelling including, but not limited to, furnace rooms, laundry rooms, storage rooms and workshops." II. DEFINITION of LOT GRADE: "Lot grade for purposes of this section means the lowest point of elevation of the finished surface of the ground, paving or sidewalk within the area between the building and the side lot lines or, when the side lot line is more than five (5) feet from the building, between the build- ing and a line five (5) feet from the building." III. MINIMUM FINISHED FLOOR AREA Minimum Finished Floor Area Minimum Finished Floor Area at or Above Lot Grade Single Famil~ Units 1. Rambler 960 sq.ft. 720 sq.ft. 2. Rambler with Garage 864 sq.ft. 648 sq.ft. Split-Entry 912 sq. ft. 684 sq.ft. 4. Split-Entry with Garage 864 sq. ft. 648 sq.ft. "At least two-thirds of the finished floor area at or above grade must be on a single floor, provided that if the building has three (3) or more floors at or above grade, at least one-half of the finished floor area must be on a single floor."
