I <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />4. <br /> <br />5. <br /> <br />6. <br /> <br />7. <br /> <br />8. <br /> <br />9. <br /> <br />Proposed <br /> <br /> FINDINGS OF FACT FOR THAT AREA <br />PROPOSED TO BE REZONED FROM <br />RESIDENTIAL TO RECREATIONAL OPEN SPACE <br /> <br />That the subject property is legally described as follows: <br /> <br />That property located southeast of the intersection of <br />State Highway No. 47 and 167th Avenue N.W. which <br />property is specifically legally described as follows: <br /> <br />The southeast 1/4 of the southeast 1/4 and that <br />part of the southwest 1/4 of the southeast 1/4 <br />lying east of State Highway No. 47 and south of <br />the north 426.29 feet, all in Section 11, Township <br />32, Range 25, Anoka, County, Minnesota. <br /> <br />That the Applicant has properly applied for rezoning of a <br />parcel of property from R-l, Residential, to B-1 zoning for <br />a specific portion of said property with the remainder to <br />be zoned to a recreational classification to be <br />established. Staff recommendation for said zoning is <br />Recreational Open Space. <br /> <br />That the property is known as Plat 89211, Parcel 9000 and <br />is located at the southeast corner of the intersections of <br />State Trunk Highway No. 47 and 167th Avenue N.W. <br /> <br />That the Applicant appeared before the Planning and Zoning <br />Commission at their regular meeting of October 6, 1981 for <br />a public hearing and presented his request. <br /> <br />That said public hearing was properly advertised and a copy <br />of said public hearing is hereby incorporated as a part of <br />these Findings. <br /> <br />That the Applicant's property is adjoined on all sides by R- <br />1 zoning, but there is B-l, Business, zoning just to the <br />northwest of his property. <br /> <br />That access to the property would have to be provided from <br />State Trunk Highway No. 47. <br /> <br />That no rezoning requests have been submitted for said <br />property; however, rezoning requests for other parcels in <br />the immediate vicinity have been denied. <br /> <br />That neither the existing comprehensive plan nor the <br />proposed comprehensive plan propose any rezoning of this <br />prop e r t y. <br /> <br /> <br />
