Absent: Commissioners Johnson, Van Scoy and~Watson. <br /> <br />Case #6 Request for Site Plan Review; Case 'of Sharp and Associates <br />Presentation <br /> <br />Associate Planner Geisler advised :Sharp alkali'Associates is proposing'to-construct a 3,825-square- <br />foot office and warehouse bUildingi~hat will be' occupied by Northern Technologies Inc. on the <br />property generally located at the corner of 1417.! Avenue. and Basalt Street. She stated the new <br />office and warehouse building is located, in.:tt~e E-1 EmplOyment District and is considered a <br />permitted use in this district. She indi~:cated!'thb subject prSperty is approximately 1.03 acres in <br />size. Lot coverage, for the proposed pr6~eei'is approximately 8.5%. She stated the proposed site <br />plan meets the required front, rear, and si'de yard setbacks. <br /> <br />Associate Planner Geisler further advised th~:landscaping plan is acceptable, and the grading and <br />drainage plan will need to be revised to addi-~k the cmmnents outlined in the City Staff review <br />letter. She indicated the exterior materialsare proposed to be concrete masonry units. <br /> <br />Associate Plan~er Geisler stated the current site plans are showing access from an area that is not <br />currently improved, and Staff is recommending that access not be put in at this time. <br /> <br />Commission Input <br /> <br />Chairperson Nixt asked, if the applicant had received the Staff Review Letter. <br /> <br />Dennis Sharp, Sharp and Associates, indicated he has. He stated most of the changes have <br />already been made, and Staff has the revised plans in their possession. He indicated his only <br />question was that it says all unimproved areas must be sod, however they usually sod the area <br />around the building, but there is a large expansion area they would like to seed and not irrigate. <br />He asked if' this is a new requirement. <br /> <br />Chairperson Nixt stated he thinks they usually require the area to be sod unless an a~eement is <br />reached. <br /> <br />Planning Commission/May 6, 2004 <br /> Page 12 of 25 <br /> <br /> <br />
