Peltzer Addition <br /> ear Mr. Peterson' <br /> <br /> e have reviewed the above referenced preliminary plat and offer the following <br /> omments: <br /> <br />The proposed plat consists of one lot which is zoned for industrial use. <br />Based on the area standards for the I-1 Industrial District the lot area <br />exceeds the minimum 1 acre requirement. However, the lot width of 131.09 <br />feet is substantially less than the 200 feet required. <br /> <br />The proposed plat did not follow the sketch plan procedure as outlined in <br />Section 170.035 of the City Code. Therefore, a variance~hould be granted <br />from this section. <br /> <br />The proposed plat did not include the total acreage, zoning classifications, <br />existing utilities, surrounding owners, topography and soils data as required <br />under Article 170.037B of the City Code. <br /> <br />1. <br /> <br />The proposed plat did not include a statement of proposed use or building <br />setbacks, which should be fifty feet from both C.S.A.H. No. 56 and Co. Rd. <br />No. 116 as required by Article 170.037C of the City Code. ~- -- <br /> <br />The proposed plat did not cover all of the owner's contiguous land nor did <br />it include a future resubdivision plan as required by City Code. <br /> <br />I <br />I <br /> <br />Based on the Anoka County Soil Survey, the soils within the plat consist of <br />Hubbard sands which are Class I soils suitable for on-site wastewater disposal <br />systems. <br /> <br />In review of the access to the plat, the only access presently available to <br />Lot 1, Block 1, is from C.S.A.H.
