PAUL, MINNESOTA 55101
!

October 2, 1981

I
I

City Council
City of Ramsey
County t~ighway 5
Ramsey, M~nnesota

55303

In re: Ja,mes Refrigeration

I
I
I
I
I
I
I

Gentlemen:

Our office has cormunicated with Drs. Anderson and Austin numerous times
with regard to joint easement over the South line of their property and
the horth line of the proposed ~rx Addition. They have, on more than one
occasion, agreed to a joint easement over that area, and since have re-
tracted it a number of times. We have been absolutely unable to work out
any arrangement with them. Their lawyer, John Berglund, has communicated
with me that no arrangement can be made unless we pay a substantial sum of
money to them. Under the circumstances, this is not possible. Accordingly,
we call this to your attention and when looking at the site plan you should
note that we will separate the two roads that come in off Highway 5. There
will be only one road into the Marx Addition property and that will be an
entry road and an exit road for service to the proposed superette. This is
not a road that will extend to the rear of the property or be an alternate
road to the rear of the property., as per your previous requirements. I
write this because I believe that the land under the proposed P~rx subdi-
vision cannot be land-locked so that the proposed buyer has no approaches
to it. I trust that you will accept the proposed site plan as far as the
conditions are concerned, and especially the access road.

Sincerely yours,

I
I

ROYAL ESQUIRE REALTY, INC.
