It is our understanding that it is the developer's <br />intent to build a shopping center at that location. <br /> <br /> As the city has an established Master Plan that is approved by the <br /> Metro Council, it is our intent to formally oppose any rezoning of <br /> this property for such business purposes. As you know, before we <br /> built the Ramsey Medical Center, we had also chosen property located <br /> at this same intersection and discussed with your office the possi- <br /> bility of building our medical center at that location. We were told <br /> that the City of Ramsey Master Plan prohibited businesses north of <br /> 153rd Avenue and that the area south of 153rd Avenue was the only area <br /> in which businesses could be located. As the city would not deviate, <br />we accepted those facts and continued to purchase 15 acres south of 153rd <br />Avenue and have also continued to invest in excess of $1,000,000 for <br />the construction of the Ramsey Medical Center. That building still <br />contains space for lease that is vacant and, in addition, we have approxi- <br />mately nine acres of additional land for development. After our building <br />was ~onstr~cted, Dr; Anderson and Dr. Austin proposed the location of <br />167th and Minnesota Highway 47 for a site for a dental clinic. They <br />also requested rezoning and were denied. Following that, they purchased <br />property south of 153rd Avenue and constructed their clinic. It is our <br />hope and desire that the city will be consistent with your Master Plan <br />and continue to send business developers south of 153rd Avenue so that <br />the land in that area can be' developed to create a business neighbor- <br />hood that will eventually be served by sanitary sewer, and will also <br />allow for the facilities that are already located there to be leased with- <br />out creating another area to compete for their usage. <br /> <br />RAMSEY MEDICAL CENTER <br />5300 153RD AVENUE <br /> <br />ST.
