IA rr. hit ects Pla nners
561 Fort Rd., St. Paul, MN
{612) 291-0542 55102

'1

September 14, 1981

Iqr. Clayton Berg
Building Inspector
City of Ransey
15153 Nowthen Blvd. N.W.
Ramsey, Minnesota 55303

'1

!
I
I
I
'1
I
I
I

Dear Clayton:

I have reviewed the bids and alternates submitte~ September 11, 1981,
for work required to complete the lower level of the city hall building
in the village of Ramsey, Minnesota. The apparent low bidder was the
Lehn Electric and Carlson Construction group, th'is was a total bid
of $83,900 and the alternate of $13,955.

As you recall, the general figures for the cost of construction of
this remodeling approximately 6 to 9 months .ago was $65/$70,000 and
with the cost of construction continuous to rise by the quarter at
a rate of 12% approximately that would inflate the cost $7,500 approx-
imately. This would increase the estimate to $75/$76,000. This may
or may not be ,important at this time but it does justify a rejection
of bids by the'city and we could rebid the project. We also know
that the bidding period was short and over a holiday weekend, this
may have had a negative effect on the bidding process.·" ..

The 'two (2) bids received were over the estimate of $75,000, $15,30D
approximately 21%. This is another'reason the bids could be rejected.

Review the contentwith your council or board and we'll proceed from
there. Call me if I can clari~y this or if you have questions.'. I
have told the people of Construction Bulletin that your council would
review the bids September 22, 1981.

Respectful ly, '
