DEVELOPER PROFILE <br /> (cont.) <br /> <br /> PRUDENTIAL <br />Prudential has established protective covenants <br />to facilitate the controlled campus environment. <br />These covenants exceed municipal zoning <br />requirements and include controls on architec- <br />ture, landscaping, signs, parking, and outside <br />storage. <br /> <br />Roa(t construction for the Northwest Business <br />Campus has begun with utilities to be installed <br />by ]ate fall. It is anticipated that Prudential will <br /> <br /> N~'~]~BER nev~s <br /> <br /> CONSTRUCTION BEGINS ON <br /> EDEN PARK BUSINESS CENTER <br /> Jerry Portnoy, President of (]SI] Investments, <br /> announced recently that construction has commenced on <br /> the Eden Park Business Center. This project, located on <br /> Washington Ave. So. and West 76th Street, Eden Prairie <br /> (just north of the Minnesota Vikings Training Facility), <br /> will have two office/warehouse buildings, each consisting <br /> of 37,000 square feet. <br /> <br />The exterior of the buildings will be constructed of a high <br />quality burnished block and each bay of 35 feet will Contain <br />28 feet of glass to provide attractive offices. In order to <br />provide a choice for tenants, one building will'be 14 {oot <br />clear height and the other 18 feet. Occupancy is scheduled <br />for October and all space is available for lease. Brokers' <br />cooperation is solicited and all brokers ~will be protected. <br />Leasing will be handled by Jerry Portnoy. <br /> <br />DRAPER & KRAMER SET <br />FINANCING FOR PROJECT <br />IN CROSSTOWN OFFICE PARK <br />Draper and Kramer, Inc. announced it has arranged <br />$800,000 in tax-exempt first mortgage funds for the new <br />headquarters building of Minnesota Supply Company. <br />The office/warehouse structure will be located in the <br />Crosstown Office Park in Eden Prairie, Minnesota and <br />will consist of approximately 32,000 square feet. <br /> <br />Draper and Kramer, Inc. cooperated with Juran & <br />Moody, Inc. in placement of these funds with an <br />institutional investor. <br /> <br />HORIZON DEVELOPMENT <br />COMPLETES CONSTRUCTION <br />ON ARDEN WOODS CENTER <br />Horizon Development has completed constrUction on <br />the 70,000 square foot Arden Woods Office Center in <br />Arden Hills for Evenson Properties. The firm is now <br />preparing 45,000 square feet for Control Data Corpora- <br />tion on the second and third floors. <br />Craig-Hallum, Inc. and the Bethel Foundation have <br />accepted space on the first floor. Approximately 13,000 <br />square feet now remain available on the first floor. <br /> <br />start construction on three multi-tenant struc- <br />tures in early 1982, these being an office- <br />showroom, warehouse, and office building. <br />These buildings will be energy efficient and <br />blended into the natural features of the site. <br /> <br />Plans for the project also include a hotel, service <br />station, bank, and several restaurants. Pruden- <br />tial will develop as much of the project as <br />possible, but sites will be available for sale or <br />lease. The project is expected to be completed by <br />1989.
