I I I I I I i I I I I I I I I I I FRONT SETBACKS PREVAILING Where adjoining structures existing at the time of adoption of this chapter have a different setback from that required, the front setback of a new structure shall conform to the prevailing setback in the immediate vicinity. The zoning officer shall determine the necessary front yard setback in such cases. In no case shall a building be required to set back more than sixty (60) feet, except where a business district is adjacent to a residential district. III. SIDE AND REAR SETBACKS - PARTY }~[ALLS Buildings may be excluded from side and rear setback requirements if party walls are used and if the adjacent buildings are constructed as an integral, structure. SETBACKS ABJACFAIT TO RY.'S/DENTIAL AREAS ~ere a retail business district is adjacent to or across the street from a resSdentJal d~strict, the minimum building setback from the lot line and street facing the residential district shall be thirty- five (35) feet. ~ SETBACKS AJ,ONG ?I4OROUGHFARES Along streets which are main througbfares or designated in the county's' thoroughfare plan, the minimum setback for all buildings and structures~ shall be one hundred ten (110) feet from t~e centerline of the street or fifty (50) feet from the right-of-way line, whichever is the greateu setback, except where a service road exists, in which case there shall be a thirty-five (35) foot setback. VI.¸ t-H{IG[ IT REGULATIONS No structure shall exceed thirty-five (35) feet in height above average- ground level unless approved ~y the zoning officer. The zoning officer may authorize a variance to the height kegulations in any district if: Ail front, side, and rear yard depths of buildings are'increased one (1) foot for each additional foot of height; or The structure is any of the following: Television and radio towers, church spires, belfries, monuments, tanks, water and fire towers, grain elevators, stage towerk and scenery lofts, cooling towers, ornamental towers and spires, chimneys, elevator bulkheads, smokestacks, conveyors; flagpoles, silos, and air conditioning and heating units. Notwithstanding any provision of this section, or any other requirement of this chapter, no structure shall be allowed to exceed in height, the effective fire protection height capability of the fire protection provided by the City of Ramsey. I
