(3) The shorelands of the city in subsection (a)(2) of this section are designated as a Shoreland <br />Overlay District. The purpose of the Shoreland Overlay District is to provide for the wise utilization <br />of shoreland areas in order to preserve the quality and natural character of these protected waters <br />of the city. Boundaries of the Shoreland Overlay District shall be as defined by shoreland in <br />section 117-1. <br />(b) Land use district descriptions. Within the shoreland area, land use descriptions and allowable uses <br />therein shall be identified in the respective zoning districts established in this chapter. <br />(Code 1978, § 9.25.04; Ord. No. 04-32, 5-30-2005) <br />Sec. 117-225. - Shoreland Overlay District development standards. <br />(a) Permitted uses. All permitted uses allowed and regulated by the applicable zoning district underlying <br />this Shoreland Overlay District as indicated on the official environmental overlay map of the city. <br />(b) Conditional uses. <br />(1) All conditional uses and applicable attached conditions allowed and regulated by the applicable <br />zoning district underlying this Shoreland Overlay District as defined by shoreland in section 117- <br />1. <br />(2) Boathouses. <br />(c) Substandard uses. Any uses of shorelands in existence prior to the date of enactment of this Code <br />which are permitted within the applicable zoning district, but do not meet the minimum lot area, <br />setbacks or other dimensional requirements of this Code are substandard uses. Substandard uses, <br />including substandard sanitary facilities, shall be allowed to continue. However, any structural <br />alteration or addition to a substandard use that will increase the substandard dimensions shall not be <br />allowed. <br />(d) Prohibited uses. Any uses which are not permitted or conditional uses as regulated by the applicable <br />zoning district underlying this Shoreland Overlay District, as defined by shoreland in section 117-1. <br />(e) Zoning provisions; lot area and width standards. The following standards shall apply to all shorelands <br />of the protected waters listed in section 117-224 within the city. Where the requirements of the <br />underlying zoning district as shown on the official zoning map are more restrictive than those set forth <br />herein, then the more restrictive standards shall apply. The lot area (in square feet) and lot width <br />standards (in feet) for single, double, triple, and quad unit residential lots created after the date of <br />enactment of the ordinance from which this subdivision is derived for the lake and river/stream <br />classifications are the following: <br />(1) Unsewered lakes. <br />1onriparian Lots <br />Area <br />Width <br />Natural Environment: <br />Page 4 <br />Commented [TG2]: This parcel is a nonriparian Natural <br />Environment Lake. The proposed buildings are detached, <br />single-family homes (listed as single in this Section). <br />
