<br />Councilmember Johns introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #16-04-071 <br /> <br />ND <br />RESOLUTION GRANTING FINAL PLAT APPROVAL OF WOODLANDS 2 <br />ADDITION <br /> <br /> WHEREAS, <br /> U.S. Home Corporation, dba Lennar Homes, hereafter referred to as <br />“Developer”, properly applied for final plat approval of the following described property located <br />in the City of Ramsey: <br /> <br />Outlots A & C, WOODLANDS <br /> <br /> (Subject Property) <br /> <br /> WHEREAS, <br />on July 29, 2005, the City Council approved the Preliminary Plat for <br />SWEETBAY RIDGE. <br /> <br />WHEREAS, <br />on April 30, 2014, the City of Ramsey received an application from <br />Greatland Homes, LLC, Inc., for COUNTRY CLUB HILLS; and <br /> <br />WHEREAS <br /> , on June 5, 2014, the Planning Commission conducted a Public Hearing on <br />the Preliminary Plat for COUNTRY CLUB HILLS; and <br /> <br />WHEREAS <br /> , under 4410.4300(19)(c )of the State of Minnesota Rules, an Environmental <br />Assessment Worksheet (EAW) was prepared for Sweetbay Ridge in 2005; and <br /> <br />WHEREAS <br /> , the City finds that there have been no significant changes to the proposed <br />plat, and therefore an amended EAW is not required; and <br /> <br />WHEREAS, <br /> on June 24, 2014, the City Council approved the Preliminary Plat; and <br /> <br />WHEREAS, <br /> on July 28, 2015, at the request of the Developer, the City Council approved <br />a plat name change to WOODLANDS; and <br /> <br />WHEREAS <br /> , on February 17, 2016, the Developer submitted the Final Plat for <br />ND <br />WOODLANDS 2 ADDITION. <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY , STATE OF MINNESOTA, as follows: <br /> <br />ND <br />That the Ramsey City Council hereby grants final plat approval to WOODLANDS 2 <br />ADDITION in accordance with relevant City Codes contingent upon compliance with the City <br />Staff Review Letter dated April 7, 2016, and with the following contingencies: <br /> <br /> <br />1.Developer entering into a Development Agreement with the City. <br /> <br />2.Review and approval of construction plans by the City Engineer. <br /> <br />3.Review and approval of a Pedestrian and Bicycle Trail Easement. <br /> <br />
