John Hubbard abstained.
Motion carried 6-0.

Bill's Auto Body - Request for Rezoning

Mr. Bill Aydt was present to explain that he had already been before the Cotuncil
with this request that they were in favor of granting rezoning, however, would
like a recommendation from the Commission as to what type of zoning should be
established. It was pointed out to Mr. Aydt that in the event rezoning is
granted, he would have to apply for a conditional use permit to continue operating
the auto repair business as. this would become a non-conforming use, and that
the existing UMB-2 zoning offered him more security for his present operations.

Discussion indicated that if this property had to be rezoned, the consensus
of the Commission was that UMB would help prevent certain types of businesses
which would not be considered compatible with the location that would be
allowed by UB zoning such aS fast food operations and small grocery. Some
members questioned whether this property should be rezoned at all.

Motion by Ben Deemer, seconded hyatt Dunn to recommend to the City Council
that in the event this property is to be rezoned, the Commission would prefer
UMB zoning for the entire parcel for the following reason:
1.) UMB would allow chance of compatible business next to school
2.) Would still allow Mr. Aydt flexibility with his property. Motion carried 6-1.

Gerry Zimmerman stated that he was opposed because he would prefer leaving the
property zoned as is pending review of specific purpose or use.

Jack Menkveld - Rezoning Request
Mr. Menkveld was present with a request for rezoning of property along
highway 10 which is ~art o~'.the Sherwin-'Shenk ~ro~ert~.
