John Buzik, 661 207th Avenue NE in East Bethel, stated staff has been reviewing his request for <br />some time. He reported at this time the property only had 10 cars on the lot at 7820 Riverdale <br />Drive. He requested the proposed layout be supported in order to maximize the property at 7850 <br />Riverdale. He recommended the employee parking stalls be reduced in width to seven or eight <br />feet given the fact it would not be used for guest parking. He discussed the huge cost he would <br />have to incur to install the proposed fence, along with the parking lot and curbing. He requested <br />the Commission not require the fence. <br />Community Development Director Gladhill stated the City did not want to see a large number of <br />parking stalls go unused. However, the City had to consider the future users of the site and <br />wanted to ensure the property had adequate parking. <br />Mr. Buzik did not object to setting parking parameters based on his use as he planned to be at <br />this site for a long time. <br />Commissioner VanScoy asked how many parking spaces were required. <br />Mr. Buzik reported each dealer was required to have five parking stalls by the State and noted at <br />present he had 11 dealers. This meant he was required to have 55 parking stalls, but reminded <br />the Commission that currently the property only had 10 cars on site. <br />City Planner Anderson discussed the parking standards further noting the State requires five <br />parking stall per dealer. He then reviewed the City's parking requirements noting the City <br />requires one parking stall for every 10 automobiles displayed, three parking stalls for every <br />overhead bay, along with parking for each full-time employee. <br />Mr. Buzik explained the additional parking spaces would be used by the adjacent building (7850 <br />Riverdale Drive NW). <br />City Planner Anderson commented the two parcels would be linked together to allow the parking <br />to be shared. <br />Further discussion ensued regarding the parking needs for the two properties. <br />Mr. Buzik provided further comment on how the used car sale market was changing and that <br />many sales were occurring over the internet and therefore did not require large parking lots full <br />of cars. <br />Commissioner VanScoy questioned how many parking stalls were needed to support Mr. Buzik's <br />business. <br />Community Development Director Gladhill asked Mr. Buzik how many new dealers would be <br />added to the building/buildings. <br />Mr. Buzik anticipated he would have 14 more dealers. <br />Planning Commission/April 7, 2016 <br />Page 9 of 14 <br />
