The <br />submittal consists of 14 sheets prepared by James R. Hill, Inc. dated March 7, 2016. We offer the <br />following comments on these plans: <br />1. A legend showing all symbols used on that sheet must be added to each sheet. <br />2. The sidewalk serving lots 34 and 35 must be relocated to avoid the existing street light. <br />3. Ramsey City Details must be included in the plans for all applicable items that will be <br />installed on the project. A partial list is included in the red line plans. <br />4. All sidewalks in public right-of-way shall be 6 feet wide and 6 inches thick. <br />5. The preliminary Sanitary Sewer and Watermain plan must be revised to make the plan view <br />larger. The profile views must be placed on separate sheets. Storm sewer shall be ghosted <br />in the profile views on these sheets. <br />6. Additional hydrants will be required. The standard is each building shall be within 300 <br />feet of a hydrant. This distance is measured along the ground, no through structures. <br />7. The irrigation service detail is not legible. <br />8. Water services shall be 1" copper or 4" Class 53 Ductile Iron Pipe. The City of Ramsey <br />does not accept 2" copper services. <br />9. The preliminary Storm Sewer plan must be revised to make the plan view larger. The <br />profile views must be placed on separate sheets. The sanitary sewer and water shall be <br />ghosted on the storm sewer profiles. <br />10. Revise note 5 on the Storm Sewer plan to read ... Wimco or "approved equal". <br />11. The preliminary Street Construction Plan must be revised to make the plan view larger. <br />The profile views must be placed on separate sheets. <br />12. The MNDOT 5 sheet set of details for pedestrian ramps must be included in the plan set. <br />A detail is required for each pedestrian ramp showing dimensions, elevations and slopes. <br />
