Review File: The Station <br />Preliminary Plat Review: Landscaping <br />March 14, 2016 <br />Page 2 of 3 <br />• Many of the planting locations are fairly narrow and bordered by impervious surfacing. <br />It will be imperative to design and install an irrigation system that will minimize 'wasted <br />water'. Alternative system features, such as drip and/or micro irrigation designs should <br />be considered. The irrigation design should be submitted for review prior to obtaining <br />the Irrigation Permit. <br />• A biodegradable material, such as shredded hardwood mulch, would provide a better <br />growing environment than the landscape rock proposed between driveways. This is a <br />recommendation rather than a required revision. <br />• For energy efficiency purposes, consideration should be given to redistributing the <br />internal tree plantings so that more are in front of the south facing buildings. This will <br />provide shade in the summer months and allow more sunlight in during the winter <br />months. <br />• Upon acceptance of landscaping by City, a two (2) year maintenance guarantee is <br />required to ensure survival of all tree/shrub plantings. <br />• The project is subject to the City's topsoil requirement, which states that all disturbed <br />areas not otherwise improved with walkways, driveway, home and other impervious <br />surfacing, shall receive four (4) inches of topsoil meeting the City's topsoil <br />specification, including boulevard areas. A topsoil inspection is required prior to <br />landscaping being installed and copies of the load tickets are required as well. This is <br />reviewed at time of Building Permit Application and request for Certificate of <br />Occupancy. Please update the Landscape Installation Notes to include this requirement. <br />• Details shall be provided on the proposed entrance/monument sign. A separate Sign Permit <br />will be required prior to sign installation. <br />Please submit a revised landscaping plan that addresses these matters. <br />Tree Preservation: This site is devoid of any significant tree cover and therefore, no tree <br />preservation plan is necessary. <br />Natural Resource Inventory (NRI): There were no significant natural resources identified on this <br />site through the City's NRI that would be worthy of preserving. The cover type was found to be <br />urban with vegetative cover. <br />Best Management Practices (BMPs): Storm water volume requirements were accommodated <br />through a regional system forThe COR (and is a focal point now forThe Draw and Amphitheater area). <br />The City is currently exploring a regional solution to address the Lower Rum River Water Management <br />Organization's (LRRWMO) infiltration requirement. On site, this project is proposing ponding to <br />address certain storm water management requirements. Two (2) different seed mixes will be utilized <br />to establish vegetation around the pond, including both xeric and mesic native grasses and <br />
