CASE #: <br />REQUEST FOR FINAL PLAT AND FINAL SITE PLAN REVIEW OF <br />GABLES TERRACE; <br />CASE OF D.R. HORTON, INC. <br />By: Sylvia Frolik, Asst. Com. Dev. Director <br />Background: <br />D.R. Horton Inc. received final site plan and final plat approval of Ramsey Town Center 6th <br />Addition in May of 2005. In November 2006, the City Council granted an extension of final plat <br />approval until May 2008. Following that, D.R. Horton submitted a revised preliminary plat, <br />which was approved by the City Council on July 24, 2007. A final plat and final site plan were <br />submitted for the revised Ramsey Town Center 6th Addition in February of 2008 and the name of <br />the revised plat was changed to Gables Terrace. The final plat and site plan were originally <br />scheduled for a Council agenda this past March. The a plicants requested a temporary <br />postponement of the case. In May of 2008, the Applicant e ted that the Gables Terrace be <br />scheduled for City Council review and approval. <br />The following items are enclosed for your revi <br />♦0 <br />a) Site location map <br />b) Final plat/site plan <br />c) Grading and drainage <br />d) Landscaping plan f7i <br />e) Building elevations <br />0 City Council meeting minutes dated Jul 44,(7 <br />g) City Staff Review Letter dated Mar '• O, revised June 17, 2008 <br />h) Draft development agreement <br />i) Final plat resolution for appr <br />Notification: <br />In accordance with City Code, proper owners within 700 feet were notified of the public <br />hearing for the preliminary plat and site plan. <br />Funding Source: <br />Staff time spent reviewing land use applications is reimbursed through the escrow account <br />established for each application. <br />Observations: <br />The Subject Property is west of Ramsey Town Center 2nd Addition, D.R. Horton's first phase of <br />townhomes which are immediately west of Ramsey Blvd. The previously approved plan had a <br />total of 77 units (43 rowhouse units and 34 back-to-back units); the revised plan also shows 77 <br />units, which will be all rowhouse style. The primary reason for the plat revision is to <br />accommodate a change in the type of units to be constructed. <br />
