The submittal <br />consists of a grading plan set (8 sh , tih es plan set (9 sheets)iiand a landscape plan <br />set (2 sheets), all prepared by J �MTill, Inc. and dated January 7, 2008. We are also <br />in receipt of your architectur Oion set prepar i by D.R. Horton. We offer the <br />following comments:IS\ <br />1. General: The r lat is proposing to resubdivide Outlot A, Ramsey Town Center <br />2°a Addition into townhome units. The area being platted is 4.88 acres. The <br />Subject Property is north of East Ramsey Parkway and west of Peridot Street N.W. <br />2. Zoning/Density: The prope ly zoned Town Center 4b Neighborhood <br />District (TC-4b). The TC-4b D rict allows for residential uses at a net density of up <br />to 15 units per acre. The revis - plat contains the same number of units and same <br />overall density as the previously -approved 6th Addition. <br />3. Lots: The final plat shows 77 townhomes in 16 separate buildings. (8 four -unit <br />buildings, 3 five -unit buildings, and 5 six -unit buildings). The units are all proposed <br />to be row -style townhomes. <br />
