all shown to be 24 feet wide and meet City requirements. The development is providing 10
parking spaces along the private streets.
The development is showing several small nodes of open spaces, mostly between buildings. The
larger open space area will function as a rain garden to assist in stormwater quality. Minor
changes need to be made to the drainage, grading, and utility plans as noted in the Staff Review
Letter.
As part of the Town Center AUAR, a detailed traffic analysis was completed that anticipated the
type and size of development shown on the plat. The proposed development is consistent with
the traffic modeling system used as part of the AUAR analysis.
The new building elevations are somewhat different than the previously approved rowhouse
units; both versions are included in the 11X17 plan packet. Staff is recommending that some
changes be made to the middle units within the building; adding a cantilever to the middle units
and making some slight changes to the color placement would improve the overall look of the
building, in Staffs opinion. All of the proposed units r setback and driveway length
requirements.
Recommendation:
to
3, 2007.
Staff recommends that the revised prelimip d preliminary site plan of Ramsey Town
Center 6 Addition be approved subject to fiance with City Staff Review Letter dated July
Commission Action:
Motion to recommend
site plan of Ramsey To
Letter dated July 3, 2007.
-or-
City youncil appr
Center 6tn Addition
1c4. sed preliminary plat and preliminary
'to compliance with City Staff Review
Motion to the recommend that the City (%uncil deny the preliminary plat and preliminary site
plan of Ramsey Town Center 6th Addition.
Review Checklist:
Assistant Community Development Director
Civil Engineer II
PC: 7/11/07
