Horton development holistically with the Town Center 2nd Addition achieving a density of 12.1 units per acre (excluding public right-of-way) and the proposed preliminary plat "The Station" achieving a density of 15.78 units per acre (excluding public right-of-way) a net development density for the D.R. Horton project amounts to 13.94 units per acre. Recommendation. The Planning Commission acknowledged prior approvals, but indicated that because of the considerable gap in time that it was necessary to judge this preliminary plat on its own. As such, the Planning Commission recommended approval of the preliminary plat on the condition that the Applicant reduce the number of proposed units to achieve a net density of under 15 units per acre (without including public right-of-way). The Applicant has elected to not revise the proposed preliminary plat as recommended by the City's Planning Commission. As such, the preliminary plat application does not meet the conditions for approval based on the recommendation from the City's Planning Commission. Next Steps. The City Council will need to make a final determination on whether or not to approve or deny the preliminary plat as submitted. A draft resolution has been provided for consideration by the City Council. City Staff will work with the Applicant accordingly based upon direction given by City Council.
