Review File: 16-09: The Station <br />Preliminary Plat Review <br />May 18, 2016 <br />Page 2 of 2 <br />When looking at the D.R. Horton development holistically with the Town Center 2nd Addition achieving a <br />density of 12.1 units per acre (excluding public right-of-way) and the proposed preliminary plat "The Station" <br />achieving a density of 15.78 units per acre (excluding public right-of-way) a net development density for the <br />D.R. Horton project amounts to 13.94 units per acre. <br />Recommendation. The Planning Commission acknowledged prior approvals, but indicated that because of <br />the considerable gap in time that it was necessary to judge this preliminary plat on its own. As such, the <br />Planning Commission recommended approval of the preliminary plat on the condition that the Applicant <br />reduce the number of proposed units to achieve a net density of under 15 units per acre (without including <br />public right-of-way). The Applicant has elected to not revise the proposed preliminary plat as recommended <br />by the City's Planning Commission. As such, the preliminary plat application does not meet the conditions for <br />approval based on the recommendation from the City's Planning Commission. <br />Next Steps. The City Council will need to make a final determination on whether or not to approve or deny <br />the preliminary plat as submitted. A draft resolution has been provided for consideration by the City Council. <br />City Staff will work with the Applicant accordingly based upon direction given by City Council. <br />
