PLANNING & ZONING ¢ONMISSION May 20~ 197& The hearing on Mr. ~4enkceid's request for Rezoning from residen- tial to commercial at Highway No. 47 at l&Pth Avenue was called to order by the Chairman,, Mr. Reimann at 7:00 p.m. Present were Mr. Pittman, Mr. Sorteb~rg, Mr. Springer, Mr. Emmans, Mr. Bodle and Mrs. Guy'. Mr. Menkveld requested ~ezoning on the whole triangle of Highway No. &7 at l&9th Avenue '4. W. He wants to have a garden shop at this location. A1 Kempf: He brought a petition signed by those people living within half a mile surrounding the above described property. The petitioners asked that ~amsey Township deny rezoning of this piece of property from residential to commercial. They feel it is a natural environment type of property. They also wa~t to retain the water table at its present level. Mr. Jack Menkveld said they would be digging a couple of ponds in this area. The people pre- sent did not feel this land was high enough to have homes built up- on it. Mr. Kempf brought two photos of the land. The only area that had high ground was ~00 feet along the road by about 100 feet in depth~ John Eward: Thinks hawing an opening onto Highway No. &7 at this point, would, increase the traffic and pose a real problem from this standpoint. Mr. Kempf~ What are the requirements for this garden shop? Mr, Reimann replied that the amount of parking space would be deter- mined by the type of business and how much land he would be using. Neal Braun: How much l~d did he plan on rezoning? Answer: acres is amount being r~quested for rezoning 8.32 Mr. Kempf:: There is another 10 or 12 acres adjoining this and they are concerned that this may be requested to be rezoned also. Robert Muller: He thinks in the future on commercial property, we should have a plan so we will nothave commercial property in residential areas° He is afraid for the safety of the children. Mr. Kempf~ In regard to ~he same question, Why can,t a person buy residential property al~ a lower price and then ask to have it re- zoned commercial? A1 Jenkins: He is jusf: plain against having this rezoned from resi- dential to commercial. Ne lives near the area in question. John Ewart: Mr. C~rha~. told him that this was.going to be a park area when he bought hi~ place.
