Page 12 <br />proposed structures could be supported by a typical foundation (spread footings), bearing on the <br />native sand soils at depth. We recommend all remnants of the former structure including footings, <br />floor slabs, foundation walls and underground utilities be removed from within the proposed <br />building and oversize areas. Likewise, we recommend that all vegetation, topsoil, previously placed <br />fill (if any) and any soft or loose soils be removed below the proposed structures. Compaction of the <br />native sand at the base of foundation excavations may be required, depending on the loads and size <br />of the proposed structures. <br />This geotechnical evaluation included a limited number of soil borings on a relatively large parcels <br />of land and the exact location of the future development has not yet been determined. Soil <br />conditions can vary away from the boring locations and the proposed structure(s) may not be <br />located near the locations of the borings completed for this evaluation. Once a specific building <br />location(s) for the development have been selected, we recommend additional soil borings or test <br />pits to further evaluate site soil and groundwater conditions. <br />In addition, once a specific development plan, site layout or building grades are available, specific <br />recommendations for foundation design and construction can be provided, if requested. <br />Thank you for the opportunity to assist you on this unique project.
