Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the public <br />records or attaching subsequent to the Effective Date but prior to the date the proposed Insured acquires for <br />value of record the estate or interest or mortgage thereon covered by this Commitment. <br />2. STANDARD EXCEPTIONS: <br />a. Facts which would be disclosed by a comprehensive survey of the premises herein described. <br />b. Rights or claims of parties in possession. <br />c. Mechanics', Contractors' or Materialsmens' lines and lien claims, if any, where no notice thereof appears <br />of record. <br />3. 2015 real estate taxes in the amount of $0.00 are Exempt. Prior years are paid in full. NON HOMESTEAD <br />EXEMPT. PID# 27-32-25-33-0006 (Parcel 1). <br />4. 2015 real estate taxes in the amount of are EXEMPT. Prior years are paid in full. NON -HOMESTEAD. <br />PID# 27-32-25-33-0009 (Parcel 2). <br />5. 2015 real estate taxes in the amount of are EXEMPT. Prior years are paid in full. NON -HOMESTEAD. <br />PID# 27-32-25-33-0017 (Parcel 3). <br />6. There are no levied or pending special assessments as of November 24, 2015 (All three PID Nos.) <br />7. NOTE: Title One, Inc. will NOT INSURE that any charges for water bills, weed, grass, garbage and debris <br />removal, municipal hookup or any other fees imposed by the municipality have been paid. <br />8. This examination was made from the County Records without the benefit of the abstract of title, which <br />was not submitted to us. Title One, Inc. will not be responsible for the cost of obtaining or replacing an <br />abstract of title to the insured premises. <br />9. Subject to Easement in favor of Northwest Bell Telephone Company over southerly 16.5 feet thereof, as <br />contained in document no. 251084 and as shown on available maps (Parcel 1). <br />10. Subject to Easement in favor of Northwest Bell Telephone Company as contained in document no. <br />251084 and as shown on available maps (Parcel 2, 3). <br />11. Subject to Commuter Rail Service Easement Agreement as contained in document no. 1998378.001 <br />(Parcel 2). <br />12. This policy is subject to judgments, tax liens, bankruptcies or other claims if any, against the Insured. <br />13.
